How much is the security deposit?

For all rentals, we require a security deposit equal to one month’s rent. This deposit is fully refundable after the tenant has vacated the unit as long as there are no billable expenses such as excessive cleaning, damages, or outstanding bills.

What is your pet policy?

We do not allow pets in multi-unit buildings. We may permit pets in single family unit homes at our own discretion and with additional deposit and monthly rent payments required.

Do you charge an application fee?

No, there is no fee to apply for an apartment.

What are your income requirements?

For most units, we require that the rent does not take more than 30% of the tenant’s income. The only exception to this rule is if utilities are included in the rent.

Do you do a background and/or credit check?

Yes, we perform a complete nation-wide background and credit check but there is no charge to the applicant.

How do I apply for an apartment?

We first ask that you schedule an appointment to see the inside of the unit. At the showing we will have applications available. You can also apply online by clicking “application” in the title bar on our website, however, we will still require that you see the unit inside before we will process the application.

What should I do if I have a maintenance problem?

Call the office at 330-535-9288. This line is forwarded to the cell phone of the office manager after hours. If you do not get an answer, leave a message and someone will return your call shortly. We have a full-time maintenance staff to handle all emergencies, and most problems are repaired on the same day. If the repairs are found to be due to tenant negligence, we reserve the right to bill the tenant for the cost of the repairs.

Who takes care of the lawn maintenance?

In our single family unit homes, the tenant is responsible for lawn maintenance and snow removal. This is put in the lease signed by the tenant. For all multi-unit buildings, we have a company hired to take care of the lawn on a weekly basis and to remove snow as needed.

Who is responsible for the water bills?

For our single family unit homes, the water bill will remain in the Landlord’s name but it will be mailed to the leased premises and the tenant is 100% responsible. In all multi-unit buildings, the water and trash is paid by the Landlord and included in the monthly rent payment.

How do I get my security deposit back at the end of my lease?

All tenants are required to give a 30 day notice before vacating the property. After the property is vacated, we will inspect the unit for damages outside of normal wear and tear. If we find the unit to be clean, free of trash or personal items, no damages due to tenant negligence, and all rent, fees, and/or utility payments are paid in full, we can return the security deposit on the same day as the inspection or mail it if the tenant prefers.

Can I use my security deposit to cover last month’s rent?

Under no circumstances can the security deposit be used to cover last month’s rent. This is stated in the lease. The security deposit is held until the property is completely vacated and the keys are returned to the Landlord. The security deposit can be returned to the tenant only after an inspection of the vacated unit is completed and no billable damages are found and only if all rent, fees, and water bills (if applicable) have been paid in full.
